Property search requests

People in the community, and solicitors and conveyancers acting on their behalf, can request information from Local Land Services about the rates that apply to a property and animal, pest or chemical residue issues relating to that property. These requests are often tied up with property sales.

Requests are submitted to the NSW Landholder Client Services (LHCS) team, which is part of NSW Department of Industry, using our Request form PDF, 331.32 KB.  Local Land Services works with the NSW LHCS team to process requests that are received.

Frequently asked questions

What are property information search requests?

Property information can be requested from Local Land Services about rates, animal health and chemical residues and orders that apply to a property. These requests are often associated with purchasing a property.

Who can request property-related information?

Solicitors, conveyancers, brokers, agents, and the general public can request property-related information from Local Land Services.

What type of information can be requested?

Rates: the Local Land Services rates that apply to the property, current and previous annual returns and whether or not the property has rates charges owing. These are referred to as 'Item A searches'.

Animal health and chemical residues: whether there are any animal health or chemical residue issues associated with the property. Local Land Services will provide information on the adverse affectations for the property, as listed in Part 3 of Schedule 3 to the Conveyancing (Sale of Land) Regulation 2017, relating to Stock Diseases Act 1923 (repealed), Stock (Chemical Residues) Act 1975 (repealed) and Biosecurity Act 2015 orders, directions and undertakings issued by Local Land Services.

Orders: whether any orders have been issued relating to the land. This covers orders that have been issued by LLS or the previous Livestock Health and Pest Authorities (LHPAs) and Catchment Management Authorities (CMAs).

Please note that many of the orders issued by Local Land Services, LHPA or CMAs apply to a district or the whole state and information about them may be publicly available online. Therefore an order request may not be needed.

What kinds of properties does this information relate to?

Information about rates, animal health and chemical residues, and orders is relevant to freehold land title properties only.

It is not relevant to properties on strata or community titles (e.g. apartments).

Requesters should contact the NSW LHCS team at land.lls@industry.nsw.gov.au to work out whether the request (single or multiple folios) relates to Local Land Services rateable land. Requests can only be processed where they relate to Local Land Services rateable land.

Where does the information come from?

Information about Local Land Services rates, animal health and chemical residues and orders is held NSW Government information systems.

How do I submit a request?

This form can only be used for information requests relating to rates and animal health and chemical residues.

Requests relating to orders should be directed to land.lls@industry.nsw.gov.au. There are no forms for order requests – requests should be detailed in a letter or email.

Please note that many of the orders issued by Local Land Services, LHPA or CMAs apply to a district or the whole state and information about them may be publicly available online. Therefore an order request may not be needed. 

Requestors must provide individual folio details for the request to be processed. These details include the lot and DP number for each property (i.e. holding). The request cannot be processed if Auto-Consols are submitted.

Where can I get the request forms?

The form can be downloaded. The NSW LHCS team can also provide these forms if required – requesters should email land.lls@industry.nsw.gov.au.

Who processes the requests?

Search requests are received and initially processed by the NSW LHCS team within the Department of Industry. The LHCS team completes requests related to Local Land Services rates. Usually staff such as veterinarians or biosecurity officers complete requests related to animal health and chemical residues. A number of different Local Land Services regional staff complete requests related to orders.

Do I need permission for the information to be released?

Local Land Services is unable to provide additional information about disease status and notifications or the chemical testing history for a property as part of the Animal Health and Chemical Residue (Item B) inquiry. The purchaser must seek information directly from the vendor prior to the sale of the land.

How much does a request cost?

  • For an application relating to rates or orders or both, the prescribed fee is $60.
  • For a request relating to AH&CR the prescribed fee is $60.

These fees apply per holding or associated holdings (i.e. requests for different holdings attract separate fees).

How can I pay for the request?

All requests must be submitted with a cheque, unless the requester has an account with the Department of Industry. Only large brokers/agents have an account. These agencies are invoiced weekly by the Department of Industry

How is the information provided?

A staff member from the NSW LHCS team (for rates requests) or the relevant Local Land Services region (for an AH&CR or order request) emails or posts a certificate or letter containing requested information to the requester. It is important that correct contact information is provided on the request form.

How long will the request take to be processed?

Rates requests take up to three business days to be processed from when our office receipts both the application and the payment. Animal health and chemical residues requests take up to 10 business days to be processed from the date our office receipts both the application and the payment. It is important to allow additional time for applications sent by mail and cheques (including the processing times suggested above). Approximate processing times for order requests can be provided by the relevant Local Land Services region.

Who keeps records of the information requested/released?

The Department of Industry and Local Land Services both keep records of the information and correspondence provided
